These terms apply when you request a quote from us or book work with us. They are written in plain language on purpose. If something here does not match what you were told in writing, ask us before you book — the written quote and these terms together form the agreement.
Who these terms cover
Mobile Home Transport & Setup (“we”, “us”) provides mobile home transport, setup, leveling, anchoring, inspection, repair and relocation services. “You” means the person or company booking the work, and anyone acting for them. By requesting a quote, accepting a quote or allowing work to begin, you accept these terms.
Quotes and estimates
- A quote is based on the information you give us and on what we can see at a survey. It is valid for 30 days unless it says otherwise.
- If the home, the site access or the destination turns out to be materially different from what we were told — different dimensions, a roof that will not clear a wire, a lot that is not graded — we will stop, explain, and re-quote before continuing. We will not silently add charges later.
- Permit fees, escort fees, utility connections, engineering letters and third-party inspections are shown separately from our labour, because they are not ours to control and they change by jurisdiction.
- Verbal estimates are indicative. Only a written quote binds us.
Scheduling, deposits and payment
- Permits and escorts are booked against a scheduled date. Where a deposit is required to hold that date, the amount and refund conditions are stated on the quote.
- Payment terms are stated on the invoice. Unless agreed otherwise in writing, the balance is due on completion of the work described on the quote.
- Late payment may attract interest at the rate stated on the invoice, and we may suspend warranty service on an unpaid account.
- We may require payment of third-party costs — permit fees, escort fees, crane or crane-truck time — before they are incurred.
What you are responsible for
- Accurate information. The home’s dimensions, age, roof type, additions, porches and condition, and honest photographs of both ends of the route.
- Legal right to move the home. Title, liens, tags, park approval, HOA approval and landlord permission where they apply.
- Site readiness. A destination that is legally able to take the home, graded, drained, accessible to a truck and trailer, with the pad or piers ready where the scope says so.
- Utilities. Arranging disconnection at the origin and connection at the destination, and paying the utility providers. We can schedule around them; we cannot act for them.
- Access. Gate codes, keys, locked barriers, parked vehicles and anything else that stops a truck reaching the home on the agreed day.
- Insurance. Insuring the home for its full value from the moment it leaves the ground. Transport coverage is limited to the declared value you state in writing.
- Permits and consents in your name where the jurisdiction requires the owner to apply. Where we apply under our own licence, we will tell you, and we will give you the paperwork.
What we are responsible for
- Planning a route that is legal for the load, and obtaining the transport permits included in the quote.
- Supplying a trailer, toter and securing pattern rated for the home, operated by people trained to do it.
- Performing the work to the standard described on the service page you booked, and to the code enforced where the home is installed.
- Telling you when a job cannot be done safely or legally, and stopping rather than improvising.
- Documenting the work — photographs, job sheets and the inspection evidence your insurer or lender may ask for.
Changes, delays and weather
Oversize transport is weather-dependent and permit-dependent. High wind, ice, flooding, a closed road, a permit office that has not issued, a utility that has not disconnected, or a site that is not ready can all move a date. We will tell you as soon as we know, and we will give you the next realistic date rather than a hopeful one. Delays caused by weather, authorities or site conditions outside our control do not create a right to compensation, and storage or re-mobilisation costs caused by them may be chargeable where they are stated on the quote.
Damage, claims and declared value
- We photograph the home before it is loaded and after it is set. Ask to see those photographs; they protect both of us.
- Report visible damage before the crew leaves the site, or within 24 hours in writing with photographs. Late claims are much harder to resolve, for you and for us.
- Liability for loss or damage during transport is limited to the declared value you state in writing before the move, and to the coverage described on your quote. A home moved without a declared value is covered at the minimum the law allows.
- We are not responsible for pre-existing damage, for deterioration caused by the home’s condition, for contents left inside, or for damage caused by a third party at either site.
- Cosmetic marks from straps, pads and normal handling are a normal part of moving a manufactured home. Structural damage is not.
Cancellation and rescheduling
You may cancel or reschedule, but the later you do it the more of the cost is already committed — permits are paid, escorts are booked, a crew and trailer are held. Cancellation terms, including any non-refundable third-party costs, are stated on your quote. If we cancel for a reason within our control, you receive a full refund of amounts paid to us for work not performed.
Warranty
Installation, leveling and anchoring work carries the written warranty stated on your quote or completion certificate, typically twelve months on workmanship. The warranty covers our work, not the home: it does not cover movement caused by soil settlement, water, frost heave, a failed pier the homeowner supplied, alterations by others, or damage from vehicles, storms or flooding. Warranty service requires that the home has not been re-leveled, re-anchored or altered by anyone else.
Limitation of liability
To the extent the law allows, our total liability arising from a job is limited to the amount you paid us for the work that caused the loss. We are not liable for indirect or consequential losses — lost rent, lost sale, storage, temporary accommodation or loss of use — except where the law does not permit that exclusion. Nothing in these terms limits liability for death, personal injury or fraud, or any liability that cannot lawfully be excluded.
Disputes and governing law
If something goes wrong, tell us first: admin@mobilehometransport.com or 312-940-1280. Most issues are resolved at that stage. If a dispute cannot be resolved by discussion, the parties will attempt mediation before litigation, and these terms are governed by the laws of the State of Wisconsin, with venue in United States of America. If any part of these terms is found unenforceable, the rest remains in force.

Changes to these terms
We may update these terms. The version in force is the one published on this page on the date you book. Terms printed on a quote you have signed take precedence over this page where they differ.
